Staged approach
The project consisted of the strip out and new fitout of three office levels, handing over each of the levels one at a time. Time and disruption to the occupied building was minimised by providing the staged approach, including cutting penetrations for communication and hydraulic services at night. Time was an important issue, Lipman had only seven days to clear out each of the three 2,000m2 floors before the fitout could begin.
The tight timeframe was compounded by restricted access through the goods lift with joinery carried up the stairs and fabricated on site.
A high level of design intent and the importation of materials and furniture form the United States, Italy, Spain and Germany added further time pressures. Lipman had a seven week timeframe for each level and all the furniture and materials had to be procured for each level as it was completed.
