Design finalisation and construction of a new 36 bed aged care building, including lower ground car parking, and a services infrastructure plantroom containing the main switch room, communications room, fire pumps and water storage tanks capable of supporting the full 144 beds upon completion of the remaining stages. Also included was an additional boardroom to be used as temporary staff rooms.
The final construction included ramps and pathways connecting to existing facilities, allowing for smooth transitions between all buildings along with landscaping works.

With a clear direction in mind and a strict budget to adhere to, Lipman provided significant value engineering from the original documented design to achieve the project requirements from both a cost and time point of view.
Alternative structural solutions were resolved including the use of AFS walls, Ultrafloor suspended slabs with post tensioning, lightweight upper floor structure replacing all walls and roof framing. The services on the project were also rationalised to ensure from a supply perspective, all future requirements including additional staging and potential re-use of the site could be facilitated without impact on the works to be undertaken in this stage or future operations.
